Dryer vent cleaning in Leisure World and the 55+ communities
Mesa has one of the largest concentrations of retirement communities in Arizona. These are some of the most worthwhile jobs we do, and the reasons are worth explaining. $99 flat, roof terminations included.

Why these homes go so long between cleanings
Nothing about the housing is unusual. The homes are compact, mostly single story, with short sensible runs that go up about eight feet inside the wall and out the nearest exterior wall. Mechanically this is the easy version of our job.
What is different is who has to do the work if nobody is called. Cleaning a dryer vent properly means pulling a heavy appliance out from the wall, getting behind it, disconnecting a duct, and in some cases getting up a ladder. That is a reasonable thing to ask of a thirty-five-year-old homeowner and an unreasonable thing to ask of an eighty-year-old one.
So these vents go untouched for very long stretches, not through neglect but through entirely sensible risk assessment. We turn up and find twenty or thirty years of accumulation in a run that would have taken an hour to service at any point along the way.
Old machines and thin margins
The second factor is the appliances. Dryers in these communities are frequently fifteen or twenty years old, sometimes older, and often working perfectly well.
An older dryer has less margin than a new one. The heating element and the thermostat have aged, the motor is not what it was, and the machine has less capacity to overcome a restriction. So a level of blockage a new dryer would shrug off is the difference between drying a load and not.
It cuts the other way too, and this is the part worth knowing. A $99 cleaning that buys three more years out of a twenty-year-old dryer is one of the better returns in home maintenance, against eight hundred to fifteen hundred dollars for a replacement plus the hassle of delivery and haul-away.
We have been in plenty of these homes where the owner was days away from buying a new machine and did not need to.
How we try to make it easy
- We move the dryer. You do not need to have pulled it out before we arrive.
- We put it back where it was and run it before we leave.
- The price is $99 and it is the price, so there is nothing to negotiate at the door.
- We can invoice or send a receipt by email or text for your records.
- If a community manager is coordinating several units, we can usually do them in one visit.
One more thing, said plainly because it matters in these communities more than anywhere. Nobody is going to arrive and try to sell you something you did not ask for. We do dryer vents. We do not offer air duct packages, water treatment, or anything else, so there is nothing to upsell you into. If the add-ons are not worth it on your machine, we will tell you that.

What the job looks like here
- Inspect the run. We find where it goes and how it terminates, check the exterior cap or roof hood, and look at the transition hose behind the machine. A surprising number of problems sit in the first three feet.
- Work it from the outside with the dryer running. We leave the machine running the whole time we are at the termination, so the air it is pushing carries the lint we agitate straight out of the run instead of letting it settle back down the pipe. It makes a mess outside. We clean that up.
- Work it from the inside. Machine unplugged, hose disconnected, dryer pulled back. We feed the brush through the vent from inside, bring the lint down toward us, and vacuum it up out of the wall rather than leaving it to resettle.
- Both ends on a long run, one end on a short one. A thirty-foot roof run with three elbows gets worked from both sides, because a brush fed from one end alone never properly reaches the far half. A short side-wall run does not need it and we will not pretend otherwise.
- Put it back and show you. Dryer reconnected where it belongs, run to confirm, and the pile of what came out sitting where you can look at it.

Questions from Leisure World and the 55+ communities homeowners
Do you charge extra to come out to Leisure World and the 55+ communities?
No. The price is $99 flat across every Mesa zip code, and this area sits in 85206. No travel fee, no zone pricing, no roof surcharge. One number for the whole city keeps it simple for us and honest for you.
How long will it take at my house?
Most homes in this area run 45 to 90 minutes. A single-story side-wall run sits at the short end. A two-story roof termination with two or three elbows takes longer, because we work it from the cap and the dryer end rather than just one side. A bird nest or a genuine blockage adds time, and you will hear about that before we start rather than after.
How often should I be doing this?
Ten months is the interval for an ordinary household. Bring it to four to six if there are a lot of you and the machine runs most days. Commercial equipment is monthly. These are schedules rather than gentle advice, and if your trigger for calling is the dryer getting slow, you passed due roughly a year ago. That screen you clear each load catches a fraction of what the system sheds. The remainder is in your duct and in the housing beneath the screen, which empties itself never.
How do I know whether I even need it?
Run the dryer on air fluff and go feel the airflow at the exterior vent. Strong steady air means the duct is clear and your problem, if you have one, is the appliance. Weak air or none means the duct is restricted. That test is free, takes two minutes, and we would rather you did it before calling anyone, us included. There is a fuller version on our slow dryer page.
What happens when I call?
We need the street address, whether the laundry sits upstairs or down, and roughly how long it has been since anyone serviced the vent. The address does the most work: the street and the era of construction tell us where your run goes and about how long it is before we arrive. You get the price on that call, $99 for a standard vent with roof access in it.
Do you take card?
Yes. Card, and we can send a receipt by email or text if you need one for your records or for a landlord.
