Mesa is really four different cities

West and central, the twenties through the fifties

Downtown, Evergreen, the streets around Main and Country Club, parts of Lehi. The oldest housing in the East Valley, and often retrofitted laundry rooms with retrofitted vent runs. This is the one part of town where we genuinely cannot predict the configuration.

The seventies and eighties build-out

Dobson Ranch, Fiesta District, Alta Mesa, Velda Rose. Mostly single story with short sensible runs, and fifty years of accumulation in a duct nobody has opened.

The 55+ communities

Leisure World, Sunland Springs Village, Apache Wells, Dreamland Villa. Compact homes, short runs, old machines, and vents that go untouched for decades for entirely sensible reasons.

East Mesa, the nineties onward

Las Sendas, Mountain Bridge, Red Mountain Ranch, Superstition Springs, Eastmark. Two-story plans, upstairs laundry, roof terminations, and the long runs that come with them.

What the desert adds

Birds

An open roof cap is close to ideal nesting real estate, February through May. A nest blocks a vent completely and does it over a weekend. Full page.

Dust

Fine caliche dust gets into the duct and the lint trap housing. Mixed with lint it makes something denser and more stubborn than lint alone.

Decades of sun on the hardware

This one hits Mesa harder than anywhere, because Mesa has the oldest exterior flappers in the Valley. Forty years in direct sun warps them and seizes the hinge. A flapper stuck shut is a blocked vent by itself.

Do you work outside Mesa?

No, and that is deliberate. A company covering four hundred square miles is guessing at your house before they arrive. We already know that a Dobson Ranch ranch home runs eight feet up the wall and out the side, and that a Las Sendas two-story terminates on a tile roof thirty feet up.

Do you work in Leisure World and the other 55+ communities?

Regularly. Those homes tend to have older machines on vents that have never been serviced, and understandably most residents do not want to be pulling a dryer out from the wall. We move it, put it back, and run it before we leave. There is a full page on those communities.

Can you work with my HOA or property manager?

Yes. We handle single-family rentals and small portfolios and can invoice a management company directly. If several units are in one community we can usually do them in a single visit.

Do you do mobile and manufactured homes?

Yes. The runs are usually short and routed underfloor rather than through a wall, which is a different job but a straightforward one. Mesa has a lot of this housing and it gets overlooked.
